Lucas Enterprises plans to transform the 65th/Folsom transit corridor by developing a mid-rise “village” best characterized as an urban-style, mixed use development that is intended to create both a gateway to the neighboring CSUS campus and an iconic center for the high income but non-defined East Sacramento retail district. This 4-acre transit-oriented development, or “TOD,” adjoins a light rail stop, primary bus transfer center and planned Sac State Shuttle stop, and the rectangular site will include 3 highly visible corner locations on the major arterial streets, each signalized.

Located at the SEC of Folsom and 65th, this project will include nearly 300,000 sf of ground floor retail and upper floor residential, office and hotel uses. From a project vision perspective, the develop-ment’s pedestrian and vehicular access, plaza-like setting, planned signature architecture and identity, and the University tie-in, will all play into establishing a vibrant, eclectic mix of restaurants, shops and commercial uses. These attributes will be enhanced by the Area’s planned new “boulevard” setting – slower speed limits, on-street parking,
and wide sidewalks with landscaping and outdoor café seating.

There is an established momentum to the Area's renaissance that includes an impressive list of recently opened or currently planned new commercial and residential developments, and importantly, a 65th Street (at Elvas Avenue) growth-inducing new vehicular entrance into Sac State.

The zoning is already in place for this development, and we presently expect the project timeline to allow for construction completion by end of 2012.
